With the initial phase of the Bayview project complete, NEXT architects presents its first work in Portugal. NEXT, which has several ongoing Portuguese projects, collaborated with Fragmentos on this one. A spot that was previously defined by a Jumbo supermarket in a concrete jungle is transformed into an underground shopping center, apartments and a relaxing landscape of greenery.

The following description is courtesy of the architects. Cascais, one of Portugal’s largest, upmarket tourist destinations, lies a stone’s throw from the capital, Lisbon, on the Atlantic coast. Until recently, the road into Cascais was dominated by an outdated Jumbo supermarket surrounded by parking spaces. Architect Marijn Schenk: “A sea of metal and concrete, right on the Atlantic coast, was in need of a radical intervention in which landscape takes pride of place and the logistics and parking disappear from view.”

To create a new identity for the entrance to the city, the area underwent a large-scale transformation. The shopping center was renewed and, in the first phase, 35 apartments with sea views were built. The new shopping center, loading and unloading areas and extensive parking facilities were placed underground, beneath a new public park. The food court and wellness facilities are also fully integrated in the park. Green façades, large outdoor spaces and planted roofs bring the residential buildings and shopping center into the surrounding landscape. The Cascais entrance has therefore changed from a grey and somber area to a generous green park: a public space on the grand scale that combines various amenities for socializing and relaxation. The design gives the environment a new identity, to match the city’s allure.

Along with the park and shopping mall, the first residential building was constructed. With large terraces and a cascading façade, all 35 apartments have an optimal orientation towards the sea view. The interiors extend into bright outdoor spaces. The ocean side of the residential building, featuring plenty of glass and sprawling terraces, contrasts with its exterior, where the façade protrudes upwards and is more enclosed, to screen the noise from the road below. With its combination of natural stone and distinctive blue ceramic tiles, the architecture aims to match the local color palette.

Sustainability was a concern in every phase of the project. An environmental impact assessment was made of the land division and respective urban development works, and the buildings are LEED and BREEAM certified, meeting international standards for sustainable construction.

The project’s second phase is currently under construction and scheduled for completion around mid-2024. Schenk: “In this phase, we are realizing four compact residential buildings with green façades and green roofs. This means connecting the landscape and architecture, as the spectacular crowning piece for the Bayview project.”
